Pre-visit Tasks:

To make our initial visit productive, we suggest that you provide (1) a "Tax Map" or survey of your site, (2) a written or sketch program and (3) magazine cuts of your favorite garden images.

Initial Visit:

At the Initial Visit we will review my qualifications and discuss your garden program. There is no charge if you decide to proceed with Initial Plans. There is a one time charge of $100 if you request specific Design Recommendation at this Initial Visit.

Initial Plans:

Based on the program resulting from our Initial Visit, we will prepare three alternate freehand design of your garden, and will meet with you to select the preferred design.

Master Plan:

The hard line Master Plan will combine the preferred elements of the three Initial Plans. The Master Plan is sufficiently detailed for pricing only.

Performance Contract Documents:

Performance Contract Documents include Bid forms, General Conditions, Layout, Grading and Planting information necessary for construction by a Design Build Contractor. The Contractor shall be responsible for final decisions related to technical maters such as structures, footings, irrigation and drainage.

Full Contract Documents:

Full Contract Documents are suitable for competitive bidding, and include Bidding Forms, Construction Plans, Materials Detailing, and Full Specifications. Design Fee approximates 12% of construction budget.

Construction Observation:

It is essential that our staff assist with the layout in the field. Periodic site visits during construction assure that the Contractor is following the Plans and Specifications.
